Building, Land Use, & Housing
The Building, Land Use, & Housing (BLUH – pronounced “blue”) Committee meets the third Thursday of the month, 6:00 PM - check calendar for location. The BLUH committee oversees the quality of Elliot Park’s physical infrastructure. Land use, property disposition, housing and development issues are regular agenda items at BLUH committee meetings. Zoning variances and conditional use permits required by the city for property developments are considered and voted on by BLUH. BLUH also provides visions for the future of Elliot Park through various task forces that focus on planning, public improvements, urban design guidelines and property development.
Passed motions from the BLUH committee are forwarded to the EPNI Board of Directors for consideration.

Strutwear Knitting Co. Building
Timeshare Systems & BKV are planning to convert the existing Strustwear Knitting Co. Building (1010 S 7th St) from its current office use into 178 market rate apartments. The proposal also includes half of the basement level for future retail use. Find more project information here.
1400 Park
Hunt Development is constructing a 6-story, 260 market-rate unit apartment building at 1400 Park. Utility relocation is occurring in April 2019, followed by excavation and foundation in May 2019. Wells Fargo Redevelopment
The Wells Fargo branch is a busy neighborhood hub, serving residents and employees of Elliot Park. Kraus Anderson & ESG Architects are leading the redevelopment of the block, creating a contemporary residential community that compliments and supports the surrounding properties. The development includes a 16-story mixed-use building that includes 350 apartment units, ground floor retail, underground parking, and the Wells Fargo branch with a drive-up ATM. The BLUH Committee worked with Kraus Anderson and ESG Architects to modify the site plan to address traffic flow concerns through the alley, modify the juliet balconies to recess balconies, and public realm improvements on 8th Street.

Park 7 - House of Charity
House of Charity moved to the Elliot Park Neighborhood the same year EPNI was established, 1976. The 510 8th Street building was once a hotel and now houses 116 men and women who have experienced homelessness. Around the corner on Park Ave, the Food Centre feeds more than 350 people every day. Coming in 2019/20, Park 7 will provide permanent supportive housing to 61 adults. The BLUH Committee unanimously supported the Park 7 proposal.

Kraus Anderson Block
Kraus Anderson transformed the block that houses their headquarters building in 2018. Initially, KA proposed to rebuild their corporate headquarters on the same block with TBD plans to redevelop remaining surface parking lots. The BLUH Committee, along with Council Member Goodman, advocated for the elimination of surface parking and a fully developed block that included housing. The community was thrilled with Kraus Anderson's revised plan that has now been fully developed and includes the KA headquarters building, FINNEGANS House, Elliot Park Hotel, and HQ Apartments.
